There are a few aspects which determine the type of loft conversion you require. First and foremost is planning permission required?
This will depend on the location of the property, size of loft and whether front or rear of property needs converting. Once it has been determined whether planning permission is required, you can decide on the type of conversion you require.
There are 3 primary types of loft conversion:
Option 1: Flat roof conversion
Although not the most attractive on the exterior, this type of conversion utilises the maximum amount of space possible from your loft. It basically involves removing one side of your roof (Usually the rear) and creating another storey.
There are two type of roof available; A traditional felt roof with chipping, or a new glass fibre roof which is stronger and guaranteed to last for longer.
Option 2: Pitched roof dormers
The most popular type of conversion, where there is enough head height in your loft, and blends in naturally with you existing roof.
This option is also popular as it maintains character to the inside of the loft by keeping sloping ceilings.
These type of dormers can be furnished in 3 ways, depending on your existing roof. Methods include hanging tiles or slates, or if preferred dormers can be rendered and painted, or finished in P.V.C. cladding.
Option 3: Velux windows
These fit in on your existing roof pitch, and come in various size. For this option to be viable there must already be sufficient headroom available in you loft.
